This includes review and creation of a design brief via site visits, feature surveys, site class reports.
This document outline your wants as the client, as well as site assessment information. The Design Brief will be update throughout the project for reference.
We will start all designs with hand sketching to efficiently work through solutions for individual problems and then applying them to the overall project. Once this has been developed we will input the concept into our 3D modelling software.
For you to appropriately assess our design against your needs we will present site, floor, elevations and various other views in a user friendly format. To accompany this Perspectives and Photo Realistic renders will be utilised to show architectural elements and circulation of the proposed structures.
Development Approval Submission:
This is can be triggered by many factors, Single dwellings(homes) and sheds are the only development that is typically exempt from approval. However other considerations such as being located in a Bushfire Prone Area or Detailed Area Plans may required an application to be made. Grouped Dwellings, Apartments, and commercial development will also go through this process and will require more documentation as the scale of the project increases.
Residential Codes Variations:
The Residential Design Codes have a set of deemed to comply requirements that set out a standard path to approval for many aspects of residential development. If however you wish to build closer to a boundary or higher as examples the process that you will need to take is a codes variation. We can assist in this and discuss with you the justification for what is proposed.

Once preliminary design and planning requirements are met detailed design can begin. This level of documentation is used for building approvals, fabrication and construction.

Year to year requirements for building approval applications increase and the process to approval become more complex. We are 'match fit' for this system and can project manage on your behalf.

Building Permit: For approval for building, structures, and infrastructure.
